People wave from their porches here. Errands come with conversations. If you're moving from a bigger city, give yourself a season to adjust; most people never want to go back.

3. Check the flood map before you fall in love

Parts of the area sit in flood zones, and insurance costs vary street by street. It's not a reason to avoid a home — but it is a number you want in your budget before you make an offer, not after.

4. Military families: you have more options than the base towns
